Not every shed needs a permit, but many do. A permit is generally required when your shed falls into one of these cases.

Shed Building Permit FAQs

  • Do I need a permit for my shed?

    Generally yes if your shed is larger than 10m², higher than 3 m (or 2.4 m where within 1 m of a boundary), or attached to another structure. Small non-masonry sheds under 10m² and under 2.4 m high may be exempt. We can confirm what applies to your project.

  • What documents do I need to apply?

    Typically your title documents, a site plan and structural plans or details. It may be necessary to engage an engineer in certain circumstances. Refer to our shed application checklist for the full list.

  • How long does the process take?

    We aim to provide a fee proposal within 24 to 48 hours. Most shed permit applications are processed in 5 to 10 business days, provided all documents are correct. Delays can occur where secondary approvals are needed from councils or water authorities.

  • Do I need council planning approval?

    Most residential sheds do not need a planning permit, but some councils impose restrictions based on zoning, heritage or bushfire overlays. Always check with your local council's planning department, or ask us and we'll help you confirm.

  • Can I build my shed as an owner-builder?

    Yes. Works over $16,000 require an Owner Builder Certificate from the Victorian Building Authority. Any regulated plumbing work, such as flashings, roof sheeting and guttering, must be carried out by a licensed plumbing practitioner.

  • How close can I build a shed to my fence or boundary?

    Sheds can generally be built “on the boundary” (within 200mm of the allotment boundary) of as close as 1 metre to the boundary, provided they do not exceed 2.43.6m metres in height. Taller sheds may need further approvals from Council, or additional setbacks.

  • How long does a shed permit last in Victoria?

    A shed building permit is valid for 12 months to start work and 24 months to complete construction. You can apply for an extension if needed before the expiry date.

  • What happens if I build a shed without a permit?

    You could face council fines, be required to demolish or modify the shed, and may have trouble selling your property until it’s rectified. Retrospective permits are possible but more costly and complex.

  • How much does it cost to get a shed permit in Victoria?

    Costs vary depending on shed size and complexity.

    • Small residential sheds: $250–$400
    • Larger or engineered sheds: $500–$900 

    Engineering, planning, or council referrals may add to the total cost.

  • Can I move or extend my shed later without a new permit?

    If you make changes to the size, height, or location, you’ll need a new or amended permit. Minor maintenance, painting, or re-roofing typically doesn’t require one.
